Walk into any agency and they'll show you a portfolio of beautiful websites. Beautiful is fine. Beautiful and useful is rarer.
A brochure website tells visitors what you do. A lead-generation website tells them what to do. The difference is structural, not aesthetic.
The brochure website (what you usually get)
Homepage with hero image, services page with paragraphs, about page with team photos, contact page with a form. The form has 7 fields and gets 1 submission a month. Most visits leave silent.
The lead-generation website (what you actually need)
Same pages, but built for action:
- Hero block — single sharp value proposition, with three CTAs: form, WhatsApp, phone. Not a slideshow.
- Trust strip — verifiable proof (real metrics, real screenshots) immediately after the hero.
- Multi-channel CTA — every page has phone, WhatsApp, email, and form. Every channel emails the founder when clicked.
- Two-tier capture — short form (5 fields) on every page; long-form intake wizard (~40 questions) for serious leads who want a proposal.
- Tracked clicks — phone-click, WhatsApp-click, email-click all ping a backend so you get notified of intent before the form is even submitted.
- Local search signals so Google understands you and surfaces you in local + AI search.
The cost difference
Brochure sites and lead-generation sites cost about the same to build. The work is the same volume; the difference is what you're working on. Most agencies default to brochure mode because it's easier — fewer integrations, less thinking about user funnels.
If your agency hasn't asked "what's a lead worth to you?" in the first conversation, they're not building you a lead-gen site.
How to fix a brochure site you already have
You don't always need to rebuild. Three additions move the needle:
